I would suggest that there seems to be little (or no) enthusiasm to support a community bid (or even an ACV application. There has been more than sufficient time has elapsed for this to gain traction, and as it isn't complicated the fact is that it hasn't happened. Greening's suggestion of her petition to achieve an ACV listing doesn't amount to a row of beans, it cannot result in an ACV. A listing by Historic England may 'complicate' a planning application for a change of use, but only marginally - Listed Building Consent will be needed as well as planning. In the event that the pub remains closed a change of use will be forthcoming in due course. I would have thought that any planning would be to convert the pub into either four townhouses (around 2,000 sq ft gross), or maybe eight two apartments. There is little scope to extend in any significant way. The numbers won't stack up on a £5m purchase but with planning and the right deal there would be a profit in it. The only garden is to the front which would need to provide parking and communal gardens. How much or how little of the garden to the front is 'common' also needs to be considered, but I could see it being sold off by the WPCC to facilitate a development. It would be interesting to see how much of this is common land, perhaps one of our elected conservators could enlighten us. |
