Bruton Knowles valuation of the WPCC land within the Telegraph’s title 3. The Telegraph Inn WPCC owns two small parcels of land which lie within the surrounding title of the above public house, and upon part of which land the pub places tables for outdoor hospitality. We are instructed not to contact the current occupiers of the Telegraph Inn and have therefore not had an opportunity to determine what level of business may be contributed by the tables in question. We have estimated from photographs that the Telegraph Inn can suitably place 10 tables in the area owned by WPCC. As such we have calculated the following: Our estimated fee for the Spencer Arms is £5,000 per annum and covers 22 tables which are not exclusive to the pub. This equates to £227 per table per annum. As the tables at the Telegraph Inn are able for exclusive use we consider that a premium of 33% can be applied, equating to £300 per table and deriving a licence Fee of £3,000 per annum. In our opinion the appropriate Licence Fee in respect of the current terms agreed based upon the information and assumptions reported above is fairly reflected in the sum of £3,000 (Three Thousand Pounds) per annum.
