Listing the building, even if Historic England were to do so, doesn’t make much difference. At best it would be Grade II which would add to the planning burden, as Listed Building Consent would be then required to proceed. However planning for conversion to residential is unlikely to be refused if the proposal was sympathetic to any listing. Listing with Historic England may prevent the building from being demolished, but demolition is unlikely as the underlying plot is worth much less. I would have thought the building would be converted to apartments, say 8 +/-. It could also be listed locally by Wandsworth, if HE were not that enthusiastic. But again it is unlikely to stop a residential development. Getting the numbers for either a pub or residential development to work is challenging, but at some point the market will decide - one or the other. |
