The land occupied by the Telegraph is not entirely freehold, part of the pub’s garden is common, and occupied under a licence from the WPCC. The Telegraph pay a nominal rent and the common land is effectively part of the curtilage of the pub. It would be interesting to know whether the rent is being paid at present by the freeholder, and if not why not. Secondly what the WPCC’s view is on this land being part of a development? The WPCC intend to change the 1871 Act to allow them to dispose of land - they are obliged to do so under their agreement with the Royal Wimbledon Golf Club. When they change the Act the trustees could get a windfall by selling common adjacent to the Telegraph. J Greening and S Hammond are currently working with the trustees to bring forward the necessary changes to the 1871 Act. |
