I have now reviewed the application which appears to be incomplete and is therefore not a valid application. 12. Assessment of Flood Risk Is the site within an area at risk of flooding? (Refer to the Environment Agency's Flood Map showing flood zones 2 and 3 and consult Environment Agency standing advice and your local planning authority requirements for information as necessary,) Yes If Yes, you will need to submit a Flood Risk Assessment to consider the risk to the proposed site No Flood Risk Assessment has been submitted, however it is clear that a FRA is a requirement for a valid application 15. Trees and Hedges Are there trees or hedges on the proposed development site? Yes And/or: Are there trees or hedges on land adjacent to the proposed development site that could influence the development or might be Important as part of the local landscape character? Yes If Yes to either or both of the above, you may need to provide a full Tree Survey. at the discretion of your local panning authority. If a Tree Survey is required. this and the accompanying plan should be submitted alongside your application, I note that a full Tree Survey has not been submitted. Please provide written confirmation that WBC as LPA confirmed that a full Tree Survey was not a requirement, prior to the application being submitted. Public Consultation Period We discussed in our call the statutory public consultation period. You stated that the 21 day period would commence from next Thursday 1 June, assuming that the advertisement appeared in the Wandsworth Guardian. You were very clear on this point and reconfirmed it, and we noted that the 21 days were calendar days. On that basis the 21 day period will end on June 22. I have seen a copy of a consultation letter sent out this morning, which states that the (statutory) consultation period will end on 16 June. This cannot be correct as the application is not valid, nor has the application been advertised, nor have the required signs been posted on the site, nor have the neighbours been notified. For the avoidance of doubt the consultation letter states.... The Council has recently received an application for planning permission at the above address for: PROPOSAL: Change of use of the extension of the river walk in Wandsworth Park from Class D2 (assembly and leisure) to Class C3 (dwellinghouses) in order for the gardens of 105-115 Deodar Road to extend into the river walk. Area approx. 176 sqm.
