M&S are doing quite well at the moment and seem to be having a revival.  They have plenty of money to come up with a scheme that doesn’t involve the demolition of Orchard House.  As I understand it, there are 3 buildings that connect to one another, and as long as they retain Orchard House, then they could demolish the other 2.  There must be enough talented architects to come up with a scheme.  

In my opinion, one of the reasons Westminster Council went over to Labour was because of the Conservatives granting planning permission for the M&S scheme and also the waste of money slag heap at Hyde Park Corner.
