We now have 2 more proposals for high rises looming (forgive the pun). Corner of Putney High Street 15 storeys and 7 storeys application 2012/1833 see link below and another proposal for the Upper Richmond Road with exhibitions planned for14 June 5 till 8pm and 16 June 9.30 till 12.30am at 113 URR http://planning.wandsworth.gov.uk/WAM/showCaseFile.do?appType=planning&appNumber=2012/1833 It seems that the Putney Town Centre partnership’s boat trip has finally paid off. Some 2 years ago they and our local councillors entertained developers/commercial interests complete with champagne and took developers around Putney. So that there was no doubt about their commitment to development they walked developers around with the Site Specific Allocations Document in hand, the master plan for Putney as it stood at the time. This SSAD included heights of up to 12 storeys for numerous sites on the URR and the High Street This SSAD document was a 10 year redevelopment plan. Somehow less than a year after the revised docs have been agreed, requests for 15 and 12 storey buildings keep on coming. Of the 6 sites on the URR, 4 were granted planning permission and the remaining 2 are at pre application stage. So a brief breakdown: Approved: Tileman 68 flats, Capsticks(Langham Square) 104 flats, Putney Place 148 flats, Tote 14 flats Sought: Corner of PHS and Putney Bridge Road: 96 flats In the pipeline VSO with an initial outline permission (invalid) for 52 flats and 113 URR with an unknown quantity guessed by me as close to 100. Total approved: 334 and a potential 248 to come through shortly. That still leaves 2 key sites to go. Can Putney really sustain this breakneck speed of development and such a high level of new residents? I could not agree more with Nick’s last paragraph. Before I get shot down by the usual suspects, the prices of these flats are hardly targeted at first time buyers in desperate need of accommodation ( average £550k for a 2 bedroom flat on one of the sites) . |
