Hi Simon, hope you’re well. Yes but it’s extremely difficult to reinvent itself in current market - Main issues also being, which I know is a bit of a broken record - Traffic - main thoroughfare for traffic going into London and up to A3 etc Parking - Wandsworth town centre has over 2,000 more parking spaces than Putney due to its scale. Never going to happen in Putney. Large well configured space - there is demand for large space in Putney, however there is a lack of it due to layout of High Street. Before anyone mentions the M and S. That is an existing lease and has various complications. Split ownerships - If we had one or two landlords that owned the whole of the high street . Then tenant mix could be controlled and rents would not always be the priority over the tenant. Howard de Walden Estate in Marylebone being a good example. Simple way to explain this is, if someone on this forum relied on income from a shop in a pension fund as an example . Then they wouldn’t take a 10k rent from Margeret’s Fashion over a 60k rent from Costa Coffee?! Putney Exchange is a single ownership and has tried very hard to attract niche retailers at sensible rents . Unfortunately these retailers haven’t always succeeded to date. They’ve therefore had to go down the more mass market retail route . Sportdirect, Tiger, The Works and Wilkos . All of whom are very popular Uk high street retailers. Enjoyed across the UK by many. We do still have many attractive, well run retailers on LRR and URR/ Lacy Road and Putney Bridge Road, appreciate these are mainly cafes etc. Some of which have been very successful! I see there is an independent Pet Shop opening up on the High Street! Will be interesting to see if that gets much interest! |
