It was last October that the Wandsworth Primary Care Trust (the owners of Putney Hospital) decided to put the property up for sale - because it was surplus to their requirements.

The NHS assets sale procedure required that the property should first  (for a period of 40 days) be offered to another public body, before it then went on the open market.  That 40 days period expired on Friday 17 December.

In November it was reported in the local press and in Brightside that the borough council wanted to buy the Hospital because, we were told, the council wanted to redevelop the site for a 'Free School'.  There is a shortage of primary school places in the Thamesfield area and a new school is needed.

However, it is understood that people willing to run the new 'Free School' have not come forward.  This presents the council with a problem.  It is unlikely that the council would want to have to take on the full responsiblity for creating and running a new school.

Had the council bought the site during the 40 days period, it could be presumed that the WPCT would have made an announcement to this effect by now.  No such announcement has been made, as far as I am aware.

Since 17 December the WPCT could have been receiving approaches from private developers who would have known that, from that date, the property was on the open market.  The site has always been of interest to developers as suitable for residential redevelopment - for flats or houses.  Its market value as a residential site would be greater than as a school site.

This means that the WPCT may be getting offers to buy the site from developers willing to pay more than the borough council is prepared to pay.  The WPCT will have a duty to seek to achieve the best possible price on the sale of the property.

It may be that the Christmas break is causing some delay in resolving these matters - though a keen developer would not want that to be a problem.

So, the question has arisen - will Putney Hospital now be sold to the highest bidder?
